Section 202 Supportive Housing for the Elderly provides affordable rental units specifically designed for seniors age 62 and older, combined with access to supportive services that help residents remain independent as they age. Rent is set at 30% of adjusted household income, making it affordable for very low-income seniors on fixed incomes. Utilities are typically included or subsidized. Section 202 developments are owned by nonprofits or limited-equity cooperatives that received capital grants from HUD to build or renovate the facilities. On-site services commonly include transportation coordination, meal programs, housekeeping assistance, social activities, health screenings, and connections to home health services. These services are what distinguish Section 202 from generic affordable housing — they are designed to support seniors aging in place rather than requiring a move to a nursing facility. Waiting lists for Section 202 properties are common and can be long. Unlike Section 8, you apply directly to specific Section 202 properties rather than to a centralized waiting list. HUD maintains a directory of Section 202 properties, and your local Area Agency on Aging can provide referrals to Section 202 developments in your area. To be eligible, you must be 62 or older and have income at or below 50% of area median income, though many properties give priority to households below 30% AMI. There are no asset limits for Section 202 eligibility, unlike some other low-income housing programs.
